Whether you currently have your home listed, or are just starting out in the process, our list of 5 things to consider when selling your home will help make selling easier and more fun. Here are 5 things to consider when selling your home:

  1. Curb appeal:
  2. We have all heard the expression “You never get a second chance to make a first impression”. This statement holds true to real estate as well. A clean, manicured front yard helps set the tone for potential buyers right away. It is also wise to declutter and clean your front porch, walkways, driveway, etc. This all adds to helping make a good first impression.

  3. Declutter:
  4. Once inside the property, potential buyers will still be looking for that first impression, only this time it’s the interior they will be seeing. Make sure furniture is all clean and free of clutter. It also helps to put toiletries in cabinets and place any excessive decorations in storage. Think of your home as a model home. By decluttering you help the potential buyer to envision themselves living in and enjoying the property.

  5. Paint and touch up repairs:
  6. Along the same lines as decluttering some fresh paint and small repairs can greatly help a potential buyer envision themselves in the property. Touch up any spots on walls and ceilings with paint as needed. For repairs, things like electrical outlets, door knobs, cabinets, windows and fans should all be in working order. 

  7. Pick a Realtor who knows the market:
  8. When it comes to finding a listing agent to sell your property, it’s a good idea to focus on finding someone who is highly knowledgeable in the surrounding market. The reason for this is a knowledgeable agent will be able to better assist you in determining things like List Price and Expected Days on Market. This can be the difference between your property selling and your property sitting.

  9. Discuss Future Plans with your Realtor:
  10. Speak to your agent regarding your next move / purchase. Will you be staying local? Are you upsizing or downsizing? These are great things to discuss with your agent as they can also assist you with those next steps once your property sells.
